What's free and what's paid
Collecting, organising and viewing homes is free. The paid plan adds the judgement, the depth and the offer.
#Free
- Adding homes: sharing a listing, typing an address, or adding the agent's brochure.
- The facts about each home, and the area at a glance: crime, flood, noise and the nearest station.
- How long a home has been on the market, and price cuts.
- Flags from our rules and public records. Red flags are always shown, even when they come from the photos.
- The first three questions to ask when you book, and anything you raised after a viewing.
- Viewings, scoring, the Every viewing checklist, and talking about the viewing.
- The first email to the agent with those questions, and the "not for us" note.
#Paid
- Why each flag matters and what to do about it.
- The rest of the questions for the agent, and what to look at and photograph in this home.
- The area in depth: crime by type, schools, who lives here, planning, noise and what's right outside.
- Price check: the price evidence for this home.
- History: earlier listings, whether it was taken off and relisted, and what it last sold for.
- What we spotted in the listing's photos and text.
- The deep dive after your viewing, and extension potential.
- Your offer plan, offer memo and offer letter.
- Agent replies sorted, and follow-ups for what's still open.
- Everything after your offer is accepted: the seller's forms, your survey, and enquiries.
A locked line with a padlock shows what the paid plan adds, only when there's something to show. Tap it to see the plans.
#During the beta
While HomeBuyerGuide is in beta, tap "Continue free during beta" to unlock everything. Your partner gets it too.
#View as a free user
In test builds only, Where you stand › Preview has "View as a free user". It shows this phone what a free user sees. Nothing changes on your account, and your purchases and your partner's view stay as they are. It isn't in the App Store version.
#Plans
After the beta there are two plans:
- Journey Pass: one payment, from your first shortlist to completion, for up to 12 months. Includes your partner.
- Monthly: just you, month by month. Cancel any time.
If a purchase falls through, your Journey Pass carries on for the next home. A month before it ends, we'll tell you in Decide and show you Monthly. Nothing switches over unless you choose it.
There's no free trial. If you change phone, tap "Restore purchases".
#AI reading limits
On the free plan, we read the photos and text of up to 30 new homes a month. If the limit is reached, rule checks and public records still update, and reading starts again the next day or month. You can add up to 20 brochures a day.
